Raised Floor BOQ: Panels, Pedestals, Stringers and Accessories

A raised floor bill of quantities, or BOQ, turns a room layout into a defined supply package. For contractors working in Saudi Arabia or the UAE, it should identify the panels, understructure and details needed to build the approved floor. A single line for square metres can support an early budget, but it leaves too many assumptions for a final order.

Start with the latest coordinated drawing and keep its revision number on the BOQ. Separate measured quantities, design assumptions and agreed spares so a supplier can price the same scope the project team intends to install.

Establish the measurement boundary

Mark the area receiving raised floor, including changes in level, recesses and thresholds. Identify shafts, columns, fixed equipment bases and other exclusions. State whether the measured area is a net installation area or another contractual measurement basis.

Issue the panel module and finished floor height with the layout. Two rooms with equal area can need different quantities of cut panels, perimeter supports and transitions. Area alone does not describe that difference.

Use area calculations as a first check

For an illustrative rectangular room measuring 10.8 m by 7.2 m, the area is 77.76 m². With a 600 mm square module, each grid position represents 0.36 m². An unobstructed layout aligned to that module has 18 by 12 positions, or 216 full-panel positions.

This is a theoretical layout example, not an order recommendation. Real dimensions, columns, edge conditions and setting-out choices can introduce cuts and change how many stock panels are required. Keep installation quantities separate from maintenance spares and any cutting allowance justified by the drawing.

Do not add a universal waste percentage without examining the layout. Some offcuts may be reusable in an approved detail; others may not be suitable because of dimensions, edge treatment or the panel construction.

Count the understructure from the selected system

Pedestals are shared between adjacent panels in many corner-supported arrangements, so multiplying the panel count by four would not describe the installed support quantity. In the simplified 18-by-12 grid above, there are 19 by 13 corner nodes, or 247 node positions.

Those positions are not automatically 247 orderable pedestals. Perimeter details, additional supports, independent equipment bases and the manufacturer’s arrangement must be reviewed. Use the node count only as a geometry check and prepare the final support schedule from the approved system drawing.

List stringers by the selected arrangement and component reference. Do not assume that every system uses the same stringer pattern or that perimeter components match the standard field components.

Build a BOQ that separates the scope

Item group Suggested unit Information to include
Standard panels Pieces and installation m² Model, module, thickness and finish
Special or airflow panels Pieces by type Location and approved performance requirement
Pedestals Pieces by range Finished level, support reference and fixing detail
Stringers Pieces by reference Length or type and installation arrangement
Edges and transitions Measured length or pieces Perimeter supports, ramps, steps and thresholds
Service accessories Pieces by model Grommets, floor boxes and approved openings
Maintenance supply Pieces by reference Lifting tools and separately agreed spares

Specify who supplies and installs each accessory. A floor box supplied by the electrical contractor may still require a coordinated opening or support detail in the flooring scope.

Record revisions before requesting a final price

When a layout changes, update the quantity and the affected drawing reference. A revised equipment position can alter openings and supports even when the overall floor area remains unchanged. Ask bidders to identify assumptions and exclusions rather than resolve discrepancies silently.

The BOQ does not establish structural adequacy. Load criteria, support details and any special equipment requirements still need the appropriate design review. Use the rack loading guide to collect the information required for technical evaluation.

Request a quotation against one schedule

Send SunTree Floor the Saudi or UAE project location, drawing revision, BOQ, finish, height and loading specification. Review the raised floor systems and quotation checklist, then request a configured offer. Keeping quantities and scope explicit makes price differences easier to investigate before a purchase order is issued.
