Bare vs Factory-Finished Raised Floor Panels for Saudi Projects

A raised floor quotation can describe the structural panel accurately while leaving the walking surface unresolved. For a Saudi office fit-out or technical room, deciding between bare panels and factory-finished panels affects the finishing contract, access arrangements and final floor level. Make that decision before comparing square-metre prices.

Here, a bare panel means a panel supplied without the final decorative walking finish. Its exposed face may still have a coating or metal skin. Factory-finished means the specified surface has been applied to individual panels before delivery. Neither description, by itself, establishes load capacity or electrical performance.

Define who supplies the complete walking surface

With bare panels, a separate flooring contractor may supply carpet tiles or another approved covering. That can support a coordinated office finish package, but someone must check compatibility with the access floor and document how the finish can be removed. Do not assume every floor covering or adhesive is suitable.

Factory-finished panels can place more of the surface supply within the panel order. The buyer still needs to approve the finish reference, edge detail and replacement arrangement. Installation protection and final cleaning must also be assigned; factory finishing does not remove those site responsibilities.

Compare both options on the same scope

Decision Bare panel package Factory-finished package
Finish selection Coordinate separately with finish supplier Identify the exact factory-applied finish
Access procedure Confirm removal of covering and panel Confirm lifting tool and edge protection
Finished level Include site-applied finish build-up Confirm total supplied panel thickness
Replacement Match both structural panel and finish Retain panel and finish identification
Price comparison Add finish, application and coordination costs Confirm included surface and protection scope

A quotation for unfinished panels should not be compared directly with a price that includes the final surface. Use the raised floor quotation checklist to record exclusions alongside the headline price.

Plan access before approving the finish

Consider how a technician will reach a floor box or inspect a cable route after occupancy. If a covering crosses structural panel joints, the access sequence needs particular attention. Ask for a demonstrated procedure that preserves the finish and leaves adjacent panels stable.

For example, a carpeted office and an adjacent communications room may use different finishes even when the structural grid aligns. Detail the doorway transition and maintenance access for each room. Do not use one finish approval to cover two different room functions.

Treat anti-static performance as a separate requirement

The words bare, HPL or PVC do not replace a project electrical specification. Where electrostatic control is required, ask for the proposed assembly, applicable test method, acceptance criteria and installation conditions. Include the finish, adhesive where relevant, panel and grounding arrangement in the review.

Use the HPL and PVC finish comparison for questions to raise during selection. Approval should refer to the particular product configuration, rather than a generic material label.

Approve a representative transition sample

Review a sample showing the panel edge, finish thickness and adjoining surface. Record the colour reference, acceptable appearance and cleaning instructions. Where chairs or equipment cross a doorway, include that interface in the review instead of judging only a loose panel on a desk.

Retain the signed sample identification with the purchase order. If the finish changes later, recheck finished levels and replacement compatibility before accepting the substitution.

Prepare the enquiry

Send SunTree the room use, finish schedule, access frequency and proposed finished level. Identify whether you need a bare-panel supply or a complete finished-panel package. Review the steel anti-static raised floor range and request a project quotation with the finish responsibilities clearly marked.
